Nicky Greer is a successful businesswoman and lease options expert who began her journey into entrepreneurship at the age of 60 and is now a leading authority in creative property investing, known for showing everyday people how to invest in a property for £1,500 or less-even with zero prior experience.As a multi-award-winning property trainer and business owner of Lease Option Mastery, Nickyhas built a trusted brand in the industry, for experienced or new to property investing – endorsed live on stage by Tony Robbins at his London Unleash the Power Within event.
She holds the UK record as the largest single investor for the largest UK lease option deal ever completed: 72 houses and flats secured in just one day. Throughout her business journey Nicky has to overcome imposter syndrome and focus on building her confidence, in order to achieve success and now she runs a six-figure company.
Beyond business, Nicky is a passionate advocate for accessible living. After discovering her Son couldn’t access 92% of his friends’ and family homes due to steps, she made it her mission to support wheelchair users in gaining step-free access to more homes and businesses across the UK. Nicky is also a carer for her elderly father.
In this interview, she discusses her entrepreneurial evolution, from early struggles to the achievements that shaped her online business success.
What inspired you to start business and what problem were you passionate about solving?
Two main things inspired me to start my business: My mission to help my disabled son and others like him and my passion for Property. My son has been a wheelchair user for 7 years now and I realised he was unable to access 92% of friends and families homes. That moved me forwards in championing universal Living to find ways to help all people into homes that fit their needs. At the same time solving the problem of where people believe property is only for the rich. Lease Options allow anyone to control a property for £1500 or less anywhere, and this was the problem I set out to solve
How has your business evolved since its launch, and what decisions help drive that growth?
When I started in Property, it was focused on finding and funding deals, then after my record breaking first Lease Option deal of 72 flats and houses in a single day, I discovered my bigger calling is coaching and mentoring. I founded Lease Options Mastery and built it with my husband and family into a multi-award winning training company. Key decisions like launching our 3 day training, creating my Gold Group community and then an online Skool community called Lease Options Mastery and then scaling to a high level mentoring program, all of these have helped create impact and results for hundreds of students.
In your view, what truly sets your brand apart in today’s competitive market?
Proof and Purpose Proof- I became the largest investor of the largest single Lease Option deal in the UK and people know my deals and my trainings are always about finding and creating a win win with the property owners, using Lease Options for either their, land, commercial or residential properties. I train my students using NLP, neuro linguistic programming, this gives them tools and strategies to build instant rapport, understand how sellers and agents think, and communicate in a way that connects with their motivations.
Purpose- I’m not just about property, I’m very much about impact.
Every Lease Option deal creates homes and every student I train ties back to my bigger mission of making housing more accessible, especially for wheelchair users.
What has been your most effective marketing strategy to date, and why do you think it worked so well?
Storytelling. When I share my story of my son or the story of how I went from broke to getting the 72 Property Lease Option deal, people relate emotionally and practically. Staying authentic proves to others it’s possible and I believe this is the reason our our advertising campaigns and free webinar resonate, because people see heart and real results.
How do you stay connected to your ideal audience and understand their needs or behaviours?
I spend time with them, with live events, weekly group sessions, and one-to-one mentoring, personally hand holding my students to take them step-by-step through each deal. I listen and connect with their “why” their purpose and the reason for wanting to create financial freedom and generational wealth. When you responded with real solutions, you stay relevant.
What’s one Branding move or campaign that helped elevate your business to the next level?
Being endorsed on stage by Tony Robbins at his London UPW event was a huge moment and it positioned me as not just another property trainer, but instead as someone leaders recognise. That credibility has helped open doors to partnerships and press.
What does success look like for you, not just in numbers, in purpose or impact?
Success is when one of my students tells me they’ve secured their first Lease Option property for under £1500 and it’s changed their families future. Success is also when I see a wheelchair user get access to a home that would otherwise have been closed off to them. That’s legacy.
How do you personally define success beyond revenue and growth metrics?
For me, success is measured in freedom and impact. It’s my personal freedom to spend time with my family, to travel and live life on my own terms instead of being tied down with financial stress. And it’s impact. Impact means creating a ripple effect throughout students, homeowners and communities for a positive change. Students learn to build wealth and security using Lease Options, Homeowners are given solutions when they were stuck, and communities benefit when we consider the needs of wheelchair users in all of our properties.
Can you share a challenge or setback? The ultimately became a turning point for your brand?
One of my biggest challenges was overcoming scepticism. Early on agents, Investors, even Friends told me that Lease Options are “too good to be true” so I created a free webinar showing how it’s been tested with my No Fail System, proving the model works. The biggest breakthrough was securing the 72 lease option properties in a single day on my very first lease option deal. What began as criticism turned into my strongest proof point. That not only silenced the doubters, it became my power of persistence and launch pad to Lease Options Mastery
What daily habits or rituals keep you focused, creative and grounded as a leader?
I start every day with thinking, it’s a ritual learned from the book by Napoleon Hill, Think & Grow Rich.
Reminding myself of the reason why I do what I do and practicing gratitude throughout my day is also on my ritual list. Once I am into the day, I focus on three key outcomes rather than a never-ending to do list. I also carve out time for learning whether that’s reading or listening and also connecting with other business owners and like minded people. The best part of my day is with my family and best friend Anita. These rituals keep me creative, focused and grounded as a leader
How do you approach innovation and risk in your business strategy?
Innovation is essential to staying relevant and risk is something to be managed rather than feared. In Property and in business nothing will ever move forward without a degree of uncertainty, but I remember to focus on calculated risk, what this means is testing and learning and scaling what works. I listen closely to my students, our staff and family as well as the Property market. The difference that has made the difference in our business has been embracing innovation and treating risk as part of growth and we’ve stayed ahead in a fast changing industry.
What advice would you give to someone starting a business in today’s First changing digital world?
Start with your WHY, it’s your reason and your purpose, because it will carry you forward when things get tough. As a speaker and trainer it also connects you with your audience and students in an authentic way. Then master digital storytelling, people buy into stories and not statistics. Also, don’t wait until everything feels perfect because it will never be perfect start where you are right now and move yourself forward by testing and refining as you go, because in today’s digital world, the speed of learning and authenticity matters more than having the perfect plan.
